Pricing in this proposal is calculated on total area: every square foot the steel structure carries: both floors, the basement, and the garage. Porches, terraces, and balconies are not included in the floor totals. Floor areas are taken from the drawing labels; the garage footprint is measured from the model.

Prices below are for the complete Siddiqui Residence steel structure as modeled, basement framing and garage included. Each option builds on the one before it. Click the option you prefer. Choose how much of the work you want ZaraNova to carry, from a precision-manufactured kit to a sheathed structure ready for windows and roofing.
Delivery is always a separate line. Freight depends on your site's distance from our facility, access for trucks, and whether a crane is required. We quote it exactly once we have your address. It is never hidden inside the per-square-foot price.

Prices include material and installation for all above-grade exterior walls, both framed floors, and the complete roof deck, taped where the package is listed as taped. Our recommendation for a ZaraNova home remains MgO board (Megaboard): it is the only package that keeps the entire structure non-combustible and free of organic material, which is why our homes don't rot, don't feed termites, and don't move.
Schedule
Counted from signed contract, deposit, and approved architectural and structural design. Shop drawings and manufacturing run while your foundation is being built, so the steel is ready when the concrete is. Durations are typical crew time for a project of this size, with a safety margin.
Terms
This proposal is valid for days from its date. Steel pricing is held for that period; after it, we re-confirm material costs before contract.
Architectural and structural design is a separate scope: we can work from your existing stamped drawings or quote the design work for your project. All structural steel is manufactured to shop drawings you approve; changes after approval are re-detailed and re-priced before manufacturing. Schedule figures are typical crew durations, not a guaranteed calendar.
